Home Buyers Inspections

Standard Home Inspection

The standard home inspection is suitable and recommended for all types of properties. The inspection follows the NACHI Standards Of Practice and includes:

1) visable defects,
2) systems that are not functioning properly,
3) common information about your home, and
4) common maintenance and safety tips.

Sellers and Renters

Pre-Lising Home Inspection

The PRE-LISTING home inspection meets all general requirements for correcting or disclosing major defects concerning the structure. I note only major defects and do not describe common information or descriptive information about the structure. Buyers will (hopefully) get their own home inspection which will tell them the common and descriptive stuff, as well as any major problems that occurred since the date of the pre-listing inspection. Cosmetic damage and “minor” defects will not be listed.

Renter Mone-In Inspection

My RENTER home inspection is used mainly to document the condition of the property at the time of move-in, thus avoiding any conflicts at the time of move-out. The "renter" home inspection does not meet legal requirements or standards of practice of various trade associations.

Atlanta Home And Condo Inspections

Atlanta Condo / Townhouse Inspections

The Upscale Home Inspections Atlanta Condo or Townhome Inspection is a condensed version of the basic or standard home inspection report. Most condo / townhouse  homeowners associations are responsible for the "common areas". Upscale Home Inspections will pay particular attention to the interior portion of the building, saving you time and money! A report will include a summary of the significant issues and maintenance items. The fee for this service is less than the standard home inspection report.

New Construction Home Inspections

New Construction Progress Home Inspection

Construction progress inspections monitor the progress of each phase of your homes construction. From clearing to completion Upscale Home Inspection can provide a written, updated report, complete with photographs of your new home. Choose the Upscale Home Inspections construction progress report and schedule inspections that meets your needs during the home-building process.

Pre-closing Home Inspection

A walk-through of your new home is part of your contract with the builder. You could miss something that could become a maintenance or safety issue later. An Upscale Home Inspection pre-closing inspection of the major structural and mechanical components can give you the confidence to enjoy what will be perhaps the largest purchase of your life.

Builder’s Warranty Home Inspection

New home construction, in many cases, comes with a 12-month builder’s warranty. Take advantage of a last opportunity to address any defects in the home. Schedule an Upscale Home Inspection warranty inspection before your builder’s warranty expires. An easy-to-read report adds clarity when addressing concerns with the builder.

Home Maintenance Inspection

My "Home Maintenance Inspection" is available only to past Clients. It is "basic check list inspection". It is meant to detect problems that might be occurring under the new ownership.
