The standard home inspection is suitable and recommended for all types of properties. The inspection follows the NACHI Standards Of Practice and includes:
1) visable defects,
2) systems that are not functioning properly,
3) common information about your home, and
4) common maintenance and safety tips.

Sellers and Renters
Pre-Lising Home Inspection
The PRE-LISTING home inspection meets all general requirements for correcting or disclosing major defects concerning the structure. I note only major defects and do not describe common information or descriptive information about the structure. Buyers will (hopefully) get their own home inspection which will tell them the common and descriptive stuff, as well as any major problems that occurred since the date of the pre-listing inspection. Cosmetic damage and “minor” defects will not be listed.
Renter Mone-In Inspection
My RENTER home inspection is used mainly to document the condition of the property at the time of move-in, thus avoiding any conflicts at the time of move-out. The "renter" home inspection does not meet legal requirements or standards of practice of various trade associations.

Atlanta Condo / Townhouse Inspections
The Upscale Home Inspections Atlanta Condo or Townhome Inspection is a condensed version of the basic or standard home inspection report. Most condo / townhouse homeowners associations are responsible for the "common areas". Upscale Home Inspections will pay particular attention to the interior portion of the building, saving you time and money!
